IRMLS Data Feeds
ABOUT IRMLS DATA FEEDS – GENERAL INFORMATION
The Indiana Regional MLS (IRMLS) centrally manages and supports MLS data feeds on behalf of the 13 local boards who participate in IRMLS. IRMLS Participants, and their agents with Participant permission, can contact the IRMLS IDX department to request a Data feed. IRMLS will provide the appropriate contract and pricing based on the request. Primary cost for payment of the MLS data feed(s) will be the responsibility of the MLS member. Both the Member and the Vendor will be responsible for the cost when using a Web API (available in 2024)
IRMLS will be responsible for setting up the data feed, providing access credentials, and conducting a compliance audit prior to launch to the public.
The Member will be responsible for completing the required documents, payment of fees, and following all Data access and display rules.
Members of the MLS of Elkhart County can contact the IRMLS IDX office to request a data feed.
TYPES OF MLS DATA FEEDS
IDX DATA FEED
Internet Data Display (IDX) feeds are available to MLS Participants, and their agents with permission of the Participant, who want to include a public property search on their website. IDX data must be displayed in accordance with NAR and IRMLS data display policies.
Data Includes: all non-confidential data, active-pending-sold statuses, all property classes (Residential, Investment, Lots/Land, Farms/Ranch, Res Lease, Commercial, & Commercial Lease), all agents, all offices, live stream open house & open house, media resource, and broker tours.
SMART FRAMING
The “rDesk” Smart Frame solution allows IRMLS IDX subscribers to add “real time” property search links to their website. Links include a Map/General search, My Listings search, and My Office search. Note: IRMLS considers framing of a commercial or association property search to qualify as “smart framing” and will require members to sign an IDX contract and pay the appropriate fees.
Data Links Include: all non-confidential data, active-pending-sold statuses, and all property classes (Residential, Investment, Lots/Land, Farms/Ranch, Res Lease, Commercial, & Commercial Lease).
BROKER BACK OFFICE
IRMLS offers Broker Back Office feeds to IRMLS Participants, and their agents with the Participants permission, who want to use the IRMLS data to support an additional office service or administrative solutions. The data feed will contain all non-confidential MLS data input into the MLS by the Participant.
Data Includes: *Varies based on contract – all non-confidential data, all property classes (Residential, Investment, Lots/Land, Farms/Ranch, Res Lease, Commercial, & Commercial Lease), all agents, all offices, live stream open house & open house, media resource, and broker tours.
BROKERAGE DATA
MLS Participants may request a data feed containing their own office data.
Data Includes: brokerage office listings, all statuses, all property classes, all fields, hotsheet, live stream open house & open house, media, and broker tours.
VOW FEEDS
A Virtual Office Website (“VOW) feed is provided to MLS Participants who have an online real estate brokerage site. Participants who operate an online brokerage site agree to follow the VOW Rules & Regulations established by NAR and adopted by IRMLS.
Data Includes: all statuses, all property classes (Residential, Investment, Lots/Land, Farms/Ranch, Res Lease, Commercial, & Commercial Lease), all fields, all agents, all offices, hotsheet, live stream open house & open house, media resource, and broker tours.
WHO MAY REQUEST A DATA FEED
- MLS Participants (Managing Broker) who are members of 1 of the 13 local boards participating in IRMLS.
- Agents, with the signed permission of their Participant.
- Vendors who work on behalf of an IRMLS Participant / Subscriber or who offer product / service to IRMLS members.
STEPS TO REQUEST A DATA FEED
- Contact IRMLS or call 574-651-7868 to request the documents.
- IRMLS will send appropriate contracts & invoice within 72 business hours of request.
- Upon receipt of completed documents & payment, IRMLS will process the request within 48 business hours.
- A compliance audit is required prior to launch of an IDX search. Subscriber must notify IRMLS when site is ready for review.
- IRMLS will conduct the compliance audit and authorize release after site is in compliance with IDX policy.

COST OF IRMLS DATA FEEDS
SMART FRAME: | $50 non-refundable Setup Fee $100 Annual Fee (pro-rated based on application date) |
1ST RETS FEED: | $250 non-refundable Setup Fee $250 Annual Fee (pro-rated based on application date) |
ADD’L RETS FEED: | No set up fee if Vendor has an IRMLS Account – $250 Setup Fee if Vendor does not have an IRMLS Account $100 Annual Fee (pro-rated based on application date) |
*WEB API MEMBER: | Vendor account required – Same as RETS Feed *WEB API coming 2022. $250 non-refundable Setup Fee $250 Annual Fee (pro-rated based on application date) |
*WEB API VENDOR: | Vendor will pay for 1 WEB API account (WEB API coming 2022) $250 non-refundable Setup Fee $600 Annual Fee (pro-rated based on application date) |
CHANGE FEES: | $25 + difference in annual fee if any $250 Setup Fee for new Vendors |
SERVICE VENDORS: | A Data License is required. Fees are based on number of licenses. Contact IDX department for pricing. Pricing will depend on Data delivery type i.e. RETS vs WEB API and number of licenses. |
WHO TO CONTACT FOR A NEW MLS DATA FEED OR TO REPORT AN ISSUE
Please Contact IRMLS to request a New or Additional Data Feed, to submit a question concerning Data Feeds, or to report a violation of IDX or data display policy.
Note: The IDX department is responsible for setting up a data feed but is not able to provide technical assistance for how to incorporate the IRMLS data into an IDX search. IDX staff will answer questions relating to IDX / Data Display policy or Data Feed Setup. Questions about working with RETS or a WEB API should be directed to the member’s web vendor. Online Support is available to Vendors who have an account with IRMLS.
